Assessment of Low-Cost Housing in an Urban Area of Khartoum State, Sudan, Towards to a Sustainability in Urbanism

This study is in intended to evaluate the experience of the public housing projects in Sudan (Khartoum State), in terms of quality, feasibility and general environmental condition, recently witnessed some serious failures and shortcoming. Thus, some thorough investigations were made to identify the nature ad volume of the problem. The location was Thorat Omdurman neighborhood (Dist. 71 up to Dist. 96). Most of those were of socio-economic and urban growth concerns. Necessary data was collected to describe the case. Such data as, statistical information of population density, rate of growth, preclusions and projection. Questionnaire, field visits, interviews with inhabitants, local and central authorities. A field survey was similarly conducted to describe and assess the architectural and structural conditions of the building. In the data processing stage, the researcher has adopted practical graphic and diagrammatic tools for better descriptions and interpretations of figures and characteristics of the phenomenon. That was made to help and simplify the task in the analytical stage to set vital relationships and score useful results. The analysis stage comprises a feed-back process to the trial’s objectives for convenient housing conditions. The results of analysis and achieve objectives shows that the unit area for a house plot should be adequate for the nuclear as well as the extended family to comply to the socio-economic status and traditions. Enough spaces to accommodate future expansions, proper utility services networks with feasible cost. Adoption of collective self-support potential together with government loans to minimize construction cost and development of local building industry.
