The interactions betweenDevelopment development projects and the communitiesCommunity around them are complex and dynamic. The communities can be affected by the projects as well as influence them in various ways. Urban areas often face the challenge of accommodating the growing population and meeting their needs without compromising the infrastructure and the quality of life. This requires careful planning and regulation of urban structures. New urban areas can emerge as a result of economic and social factors. One such example is Navi MumbaiMumbai, the satellite city of Mumbai located near the west coast of India, which was developed after independence due to the influx of migrants from rural areas to Mumbai. The urbanizationUrbanization process in India is different from that of the developed countries. The current plan of developing the rural areas around the upcomingNavi Mumbai Navi Mumbai International Airport through an aerotropolise model, known as Navi MumbaiMumbai Airport Influence Notified Area (NAINA), is a major urbanDevelopment development project undertaken by CIDCO. This paper examines the planning and development of theNavi Mumbai Navi Mumbai region, the evolution ofLand acquisition land acquisition and rehabilitationRehabilitation and resettlement policiesPolicy over time and the role of stakeholders in development while identifying the gaps in implementation. The paper also proposes effective measures for the futureDevelopment development of urban centres in India.
