Causes and Effects of Delay in the Indian Construction Projects

This research paper aims to identify the causes and effects of delays in the Indian construction industry. The methodology involved reviewing re- search papers to identify these delays, from which some were selected for a questionnaire survey distributed among clients, contractors, and consultants. The survey utilized a random stratified sampling technique, with an ideal sample size of 68, based on a 90% confidence level, a 10% margin of error, and a population size of 480,000, as reported in the Anarock Annual Report 2022, which highlighted the extent of project delays in India. Of the 49 identified causes and effects of delays, 13 causes and 7 effects of delay specific to Indian construction projects were selected for the survey design. The Relative Importance Index was employed to rank these factors according to the respondents’ perceptions. The top three causes were improper planning, financial constraints, and ineffective site management, while the top three effects were time overruns, cost overruns, and disputes. Factor analysis of the identified causes of delay revealed two new factors. Regression analysis established a relationship between these factors and the seven effects of delay, with time overrun emerging as the most significant effect. The paper concludes by recommending strategies for mitigating and controlling delays in construction projects. This study is focused exclusively on real estate projects, with a questionnaire survey response rate of 15.63% (108/691) from construction practitioners representing a few companies.
