Cities of the world are facing environmental challenges, and the construction and expansion of the built environment in these cities contribute significantly to carbon emissions. Green and net-zero buildings are considered good alternatives to reduce the environmental impacts of the built environment, but their attributes have not been studied well in Indian cities. Current research studies 114 LEED-certified buildings in the Bangalore Metropolitan Region to understand their green attributes and progression. Using ANOVA and Tukey’s HSD analysis, the results convey that higher-rated green buildings are on the outskirts of the region. Although opposite to earlier literature work from developed economies, this diffusion pattern of the Bangalore region supports premier tenants moving to the outskirts of the cities from the CBD and nearby micro-markets where the buildings are old and less green. The paper also highlights that energy efficiency and operational savings are drivers for green certification, which aware tenants of Bangalore region have followed through higher LEED score certifications. Overall, higher-rated buildings in the outskirts will support the decongestion of the CBD and surrounding micro-markets.
