The study of numerous researches regarding to the Delay Analysis Methodologies (DAMs), the authors have found that each technique of DAM may have several variants. Different techniques may yield different results for a same circumstance. Also, the same technique may provide inconsistent results. Further studies are still needed to improve the usability and credibility of schedule analysis in real construction projects. To close the gap and limitation of DAMs aforementioned, the author applied MS Project and delay analysis techniques to analyze schedule and present delay impacts in a case study of office building. Earned Value Management System (EVMS) have been taken into account for the presentation in order to get more views and understanding of delay impacts in term of both TIME and COST. Using MS Project to create project activities’ networks, assign project cost planning as well as tracking of actual progress and actual cost running compared with their as-planned. Delay events were assumed and recorded during construction phase. Delay impacts and their apportionment were analyzed by delay analysis techniques. The updated project status and impacts at the analyzed times were demonstrated by MS Excel Dashboard for all-in-one presentation of construction progress, planned and actual costs, project performance indexes, S-curving lines, delay events and their impacts along with apportionment of each stage of construction. Expert validation was conducted for reliability of the proposed dashboard. Future researches or advance application of computer software with delay analysis techniques are still required for construction industrial projects.
