Determination of Indicators Level of Service (LoS) for Building Asset Management

Building asset management in Indonesia has seen significant advancements as awareness of the importance of efficient management increases. This discipline focuses on the management, maintenance, and operation of buildings to ensure they function optimally, sustainably, and in accordance with community needs. The Level of Service (LoS) assessment serves as an indicator of the quality of service provided by building infrastructure to its users. LoS is essential for evaluating operational performance and making investment priority decisions throughout the infrastructure lifecycle, from construction to operation, maintenance, and rehabilitation. Therefore, research on determining LoS is crucial. This study employs the Analytical Hierarchy Process (AHP) method to determine the weight of LoS assessment for buildings. Respondents were selected based on relevant expertise and experience to provide in-depth and accurate evaluations. The research results indicate that the application of the LoS model in the case study yields results consistent with the recorded condition reports of the observed buildings. The scope of this study is limited to the classroom assets of the Faculty of Engineering at Jember University and does not consider other assets such as roads or water structures. Additionally, this research solely involves the perspectives of building users without exploring other technical or financial aspects.
