Applicability of Building Information Modelling to Construction Procurement Process

Building Information Modeling (BIM) is recognized for its potential benefits in the architecture, engineering, and construction (AEC) industry, yet its adoption in the Philippines, particularly in the procurement process, remains limited. Despite the efforts to enhance efficiency through various implementing rules, regulations and guidelines, the procurement process still suffers from inconsistencies and high costs due to design changes and reworks. This study investigates the applicability of BIM in addressing these issues within the procurement process, focusing on resource management, productivity, information management, and decision-making. Data were collected via surveys and key informant interviews (KII) using descriptive research techniques. The respondents consisted of construction professionals from both public and private sectors. Data were analyzed using descriptive statistics and analysis of variance (ANOVA). Findings indicate that BIM offers significant benefits in construction procurement process particularly in resource management (M = 3.52, SD = 0.59), productivity (M = 3.50, SD = 0.66), information management (M = 3.49, SD = 0.56), and decision-making (M = 3.40, SD = 0.71). It was found that BIM provides detailed and accurate information of a project which allows precise planning and allocation of resources. It also boosts productivity through better communication during tendering, provides structured and exchangeable information, and aids decision-making by mitigating risks associated with traditional procurement processes. The study also revealed a strong consensus among respondents regarding the applicability of BIM in construction procurement. It was found that this alignment in perception stems from BIM’s shared benefits across the three groups of respondents. Based on these findings, the study developed a framework of guidelines for implementing BIM in the procurement process. It is also recommended to conduct further research to explore BIM adoption in various procurement methods and validate its effectiveness in the Philippine construction industry.
