Investigating the Impact of Utilising Modern Methods of Construction on the Sustainability of Affordable Housing: The Case of Ghana

This research examines the impact of Modern Methods of Construction (MMCs) on affordable housing projects in Ghana, focusing on the utilisation and awareness of MMC systems among housing professionals. The study employed a quantitative approach, collecting data through a survey administered to housing experts across Ghana. The study revealed over 88% of the respondents demonstrated awareness of MMCs, with Categories 3 and 5 being the most recognised MMC systems. Despite the high awareness, the utilisation of MMC systems in affordable housing projects remained low, with only 31% of respondents occasionally using MMCs. Traditional construction methods continued to dominate the housing projects in Ghana, limiting the availability and adoption of MMCs. Opinions on the benefits of MMCs varied among respondents. Approximately 31% strongly agreed that it offers significant benefits, 25% agreed on substantial impacts, and 19% believed it provides limited cost savings or economic benefits. MMCs have the potential to significantly enhance the social, environmental, and economic sustainability of affordable housing in Ghana. However, the low level of adoption is primarily attributed to a lack of awareness and limited availability of MMCs in the local market. This research contributes to the existing body of knowledge on MMCs in Ghana and provides practical recommendations to stakeholders involved in affordable housing projects. By addressing the barriers identified in this research, stakeholders can work together to create an enabling environment that supports the successful implementation of MMCs, leading to more sustainable and affordable housing solutions in Ghana.
