Integrating BIM and Lean Principles for SMEs in Indian Construction

The Indian construction sector, particularly among small and medium enterprises (SMEs), faces persistent challenges concerning productivity, efficiency, standardization, and sustainability. Despite technological advancements, the construction industry’s productivity improvements remain marginal compared to other sectors. Building Information Modelling (BIM) and Lean Construction have emerged as transformative methodologies aimed at addressing inefficiencies and improving project delivery. BIM offers a digital, multidimensional representation of a project’s physical and functional attributes, enhancing visualization, collaboration, and informed decision-making. Lean Construction, rooted in the principles of process optimization and waste minimization, complements BIM by focusing on maximizing value and streamlining project delivery. This research investigates the integration of BIM and Lean Construction principles within Indian SMEs through literature review, industry surveys, and statistical analysis. Data validation, reliability testing, and prioritization of influencing factors using the Relative Importance Index (RII) method are employed. Findings reveal that while SMEs acknowledge the benefits of integration, several technical, financial, and organizational barriers persist. Nonetheless, the adoption of BIM and Lean principles offers a significant opportunity for SMEs to enhance project outcomes, reduce inefficiencies, and foster sustainable practices.
