Digital Twins and BIM: Innovations for Sustainable Construction

In recent years, digital twins and Building Information Modeling (BIM) technologies have become an integral part of the construction industry. Their use significantly changes the approach to design and construction management. Such tools allow architects and builders to create detailed models of objects. If desired, specialists can visualize a construction project at all stages of its life cycle. In the work, the author examines in detail the theoretical aspects of using BIM and digital twins. The key advantages of these technologies are identified: increased efficiency of the construction process, reduced risks of missing deadlines for certain stages of work, improved coordination between process participants. As part of the study, two surveys were conducted among representatives of construction companies and architects. The purpose of the surveys was to determine the level of implementation of the technologies under consideration in the construction industry. The survey results showed that BIM is increasingly used both in the construction of residential and commercial real estate, and in more complex construction projects. Survey participants noted that the use of these technologies simplifies the design process. BIM technology also contributes to accurate resource and deadline planning. «Digital twins» are more often used during the maintenance period of a finished real estate object. The focus of the work is on the construction of stadiums, which are usually designed with the possibility of changing their purpose in the future. The use of «digital twins» in such projects allows for the optimization of construction processes. And in the future, it allows for the adaptation of real estate objects to new operating conditions. This allows for the most efficient use of available resources. Theoretical research conducted by the author, as well as the results of surveys, all confirm that BIM and «digital twins» are becoming an important basis for modern construction. Their use not only improves design and management processes, but also creates conditions for the optimal development of real estate objects. According to the author, the implementation of these technologies in Russia will continue, despite the fact that some software manufacturers have left the country.
