The Teatro Novedades was built in 1912 and remained a beacon of cultural life in Santiago for several decades. However, with the advent of television in Chile toward the end of the 1960s, the theatre closed and the building was left unoccupied. In 1990, the Municipality of Santiago acquired the property and reopened it to the public. However, the theatre was once again abandoned after only a few performances. In 2019, a group of local residents formed the Teatro Comunitario Novedades Neighborhood Council, promoting the theatre’s rebirth through cultural activities. The focus of this article is a regeneration project devised for the Teatro Novedades, a protected historical building. The theatre is located in the historic quarter of the Chilean capital known as the Zona Típica, which encompasses the traditional neighborhoods of Yungay and Brasil. The project builds on collected background information and studies of the property, giving rise to a rehabilitation proposal that is respectful of the existing structure and in accordance with heritage intervention criteria that seek to showcase the historic value of the Teatro Novedades. The research and information gathering conducted in preparation for the project support efforts to interpret and highlight the property’s significance, its history and its cultural value, which together constitute the focus of the project.
