Corruption, illegal land registrations, and record modifications plague the revenue department in India, undermining property rights and economic stability. To address these issues, “LOCK YOUR LANDS"—an IoT and blockchain-driven technology with a high-security authentication system—is designed to solve most of the problems in a single shot. This system is specially proposed to be designed with the Digital Lock and Conditional Unlock pattern where the land records can be updated or modified only with the owner’s authentication and can’t be modified by any other third party, which includes the officers of that department. A particular land record of the owner will be unlocked after authenticating his/her biometrics and verifying the owner, checking for any outstanding loan dues in banks, checking for any disputes in court, and initiating the transaction for the buyer. This system enables a nominee option, where if the owner passes on, then this option can be used as a legal heir of the land. The nominee’s biometrics should be updated during the registration process. Once the land is registered to a new owner, then the system will automatically lock the record of a particular land, and it can be unlocked again only by the authentication of the owner. This system is integrated with the Hyperledger Fabric for its robust and high security architecture, and Apache Kafka for high-speed, scalable, real-time transaction processing, ensuring transparent land record maintenance in the revenue sector.
