A Framework for Saving of Energy and Other Operating Costs for Office Buildings in Durban City, South Africa: A Literature Review

Office buildings have contributed to the national economy by providing workspace to the office users both in the public and private sectors of the economy for their different socio-economic activities, which eventually support the economic development of the country. Furthermore, office buildings generating income for the office building owners. However, both office space owners and users have complained of ever-increasing office space operating costs. Therefore, the purpose of this research study is to investigate office building operating cost saving strategies that will assist office space owners and users to save operating costs for their office buildings in Durban City, South Africa. Research objectives for study are: to investigate operating costs for office buildings; to identify strategies for saving operating costs for office space; and to develop a framework that will support the saving of operating costs for office space in Durban City, South Africa. A questionnaire was administered to collect primary data from facility managers of office buildings in Durban City. Findings of the study revealed that electricity is the most significant cost category accounting for about 30% of total office building operating costs. The study was able to produce a comprehensive list of office building operating costs as well as a framework for the saving of energy and other office building operating costs.
