The increasing environmental issues have remoulded consumer behaviour, forcing a shift towards sustainable consumption in the real estate sector. Prior research has focused more on demographic factors and environmental awareness as the main factors for eco-friendly purchases. However, there still exist gaps in acknowledging how certain specific environmental attributes impact purchase intention and, more specifically, the mediating role of consumer attitude towards behaviour concerning real estate sector. This current study uses the Theory of Planned Behavior framework to examine the influence of environmental attributes on purchase intentions for sustainable housing. The analysis has been performed using IBM SPSS Statistic Version 30 and JMP software. The findings show a significant impact of environmental attributes on purchase intention, and the mediation effect of attitude towards behaviour also leaves a significant impact between environmental attributes and purchase intention. These findings will also help contribute to the literature on sustainable housing by linking environmental attributes with consumer behavioural theory.
