摘要
This research investigates the sources of tacit renewal in lease agreements, considering recent legislative advancements and innovations in real estate technology. The objective of the study is to analyze the approach taken by the legislator toward tacit renewal, detailing the legal ramifications and outcomes associated with such renewal, while evaluating its compatibility with modern legal frameworks, especially concerning real estate technologies. The importance of this research resides in grasping the transforming legal landscape of leases under legislation, scrutinizing the effects of recent legislative changes, and exploring the impact of emerging real estate technologies on the tacit renewal mechanism. Furthermore, the study delves into the fundamental processes and origins of tacit renewal within lease contracts, highlighting the necessity for legal provisions to evolve in response to technological advancements in the real estate domain. The core issue addressed by the study pertains to the legal and practical obstacles encountered during the tacit renewal of lease agreements under law, which significantly influence the rights and responsibilities of both landlords and tenants. This research aims to assess the efficacy of existing legal frameworks in protecting the interests of both parties involved, while also exploring potential enhancements to these frameworks for a more equitable and effective tacit renewal process, particularly in light of technological advancements.
