The importance of this study resides in comprehending the legal framework that governs lease agreements, particularly concerning tacit renewals and smart contracts. It explores the mechanisms that regulate tacit renewals of lease agreements and juxtaposes these with practices from other jurisdictions. Furthermore, it examines the potential challenges and opportunities presented by the incorporation of smart contracts into the renewal process, providing insights aimed at enhancing the legal environment for both landlords and tenants. This study addresses the challenges, both legal and practical, associated with the tacit renewal of lease agreements, particularly in light of the new complexities introduced by smart contracts in the leasing process. The investigation assesses the adequacy of existing legal frameworks in safeguarding the interests of both landlords and tenants during the tacit renewal phase and examines the potential for legal adaptation to incorporate smart contract technology, aiming for a more equitable and efficient leasing system. The study concludes with a series of findings and recommendations, highlighting the necessity for more explicit legal stipulations regarding the duration of tacit renewals, especially in relation to smart contracts. It is suggested that amendments to provide detailed guidelines on the tacit renewal process, particularly addressing termination mechanisms and the modification of terms, in view of the increasing significance of smart contracts in lease agreements.
