The importance of this study is rooted in its aim to elucidate the legal framework governing leasing, scrutinizing the relevant provisions and regulations pertaining to lease contracts, and examining the influence of digital advancements on lease agreements. The study addresses the issue that lease contracts in accordance with law encounter both legal and practical obstacles that impact the rights and responsibilities of landlords and tenants alike. It raises questions regarding the efficacy of existing legal systems in safeguarding the interests of both parties, particularly concerning lease duration, as well as the influence of digital trends on the evolution of modern leasing practices. The study culminated in several significant findings, including the assertion that lease contracts are classified as administrative contracts, which bestow personal rights upon tenants over the leased property without conferring real rights. Additionally, it recommended revisions to laws concerned with lease contracts to establish clearer regulations regarding implied renewal, especially in light of the modern digital trends affecting lease duration and renewal processes, given that the current legislation fails to specify a definitive duration for contract renewals.
