Influence of the Coupling Effect Among Urban Functions On Housing Prices: a Network Perspective

Imbalances in the development of urban functions are a key driver of spatial disparities in housing prices. While previous studies have investigated the relationship between urban functions and housing prices using pricing models, few have examined the interactions and coupling effects of multiple urban functions from a relational network perspective. This gap may lead to misguided land development strategies. To address this issue, this study analyzes how the coupling of different urban functions influences regional housing prices, emphasizing the interdependent relationships among urban functions. Using Wuhan City, Hubei Province, as a case study, the research integrates Point of Interest (POI) data with housing price data to quantify the functional impact on housing prices across urban blocks. Results reveal that the influence of urban function coupling is more pronounced in areas with lower housing prices and tends to weaken as prices increase. Among all functions, residential use exerts the greatest influence due to its strong interdependence with other functions, followed by commerce, life services, and others. This study contributes a network-based theoretical framework for understanding how urban functional structures shape housing markets and offers practical insights for urban planners and policymakers to guide more balanced and inclusive land development.
