<p>Providing a habitable environment and access to suitable housing is considered a key principle in urban livability. Emphasizing and paying attention to housing as the main member of the urban system will lead to the sustainability of the urban complex. Livable housing, which is the basis of urban sustainability, is directly related to social, economic, physical, managerial and environmental dimensions. Despite extensive studies on housing and livability, there is still a gap in the relationship between the two variables under study. Housing studies have paid less attention to its livability and livability studies have also studied housing alongside other components of the city which many specialized aspects of housing have not been studied. Therefore, this research seeks to establish a deep connection between livability and housing in order to fill the existing scientific and research gap and its objective is to formulate a relationship between housing indicators and sub-indicators with livability in order to provide a comprehensive and appropriate form for achieving livable housing. To achieve its objective, the present study has adapted the selected indicators to its study area in Tehran, the capital of Iran. It has also tried to extract and analyze its data according to the conditions in the neighborhoods. The main data of the research are livable housing indicators, which were summarized using the content analysis method from housing and livability studies and categorized by content evaluation. Given the large number of available indicators, the expert opinion questionnaire has been finalized using the expert Delphi method and a 2-stage process and finally, the variables were selected for the research in the form of 5 dimensions, 24 indicators, and 75 sub-indicators. In order to analyze the data and reach the desired form of livable housing, the selected indicators were carried out in the MICMAC future studies software in the body of direct and potential direct impacts analysis models (MDI and MPDI) and with the views of experts and specialists. The important advantage of this method is the ability to accurately present the position and extent of the effects of the indicators in the proposed model, which also allows for the schematic drawing of the pattern. Quantitative findings showed that out of a total of 75 sub-indices, 40 have high impacts, 20 have medium impacts, and 15 have low impacts on the livable housing pattern. Qualitative findings also indicate that some factors, such as basic infrastructure, are of higher importance in housing livability. The views of the resident population are also in the next level, and it is essential to give importance to them in developing the desired pattern. Validation of the obtained pattern using the Delphi method and an average result of 4.8 out of 5 shows that the model was able to recognize and consider the different dimensions of the problem. This indicates that the model is well-formulated and has high explanatory power and generalizability. Also, the important point is that this research provides insights for urban planners and managers by establishing a connection between housing and livability in the design of livable housing in urban neighborhoods which can be adapted and applied to other metropolitan and intermediate cities and their neighborhoods with similar characteristics.</p>
