Return of house price premiums based on proximity to subway stations in the post-pandemic period in Seoul, South Korea

This study investigates the recovery of housing price premiums associated with proximity to subway stations in the post-Covid-19 period, based on over 100,000 apartment transactions in Seoul, South Korea. The analysis shows that while these premiums decline during the pandemic, they recover swiftly after the easing of social distancing measures, with the most significant recovery observed within 400 m of subway stations. This recovery pattern, which lasts approximately one year, underscores the continued importance of public transportation in urban areas. The study suggests that the pandemic serves as a temporary shock to the housing market, with demand rebounding once restrictions are lifted. Additionally, it demonstrates that the relationship between transportation networks and housing markets, as outlined in Alonso's bid-rent theory, remains valid. These findings offer crucial evidence for shaping future housing policies and urban planning strategies, particularly in terms of integrating transportation networks with housing demand.
